Z axis trouble

I have a comet that is about 3 years old, I run it 2-3 hours a day, 3 days a week. I am loosing steps in the z axis on rapid moves. White the control system turned off I took a small pair of vice grip hooked to the motor shaft and tried to turn the axis up and down. It takes everything I have to move it. I did the same with the x axis and could turn it with one finger. Before I take apart the z to see where it's binding up have anyone else ran into this. It started after I put a little 3&1 oil on the screw and rails.

With the controller off, you should be able to turn the motor shaft coupling freely by hand. If it turns hard, you may have a bad linear bearing or lead screw nut. Check to make sure that everything is clean and free of dust buildup.
